Founded in 2006, Premium Capital Resources is a privately held real estate investment and advisory firm, with properties across the United States.

PCR also has a Debt & Equity arm, utilizing its expansive network of national and international institutional and private capital sources to structure real estate equity ventures.

Our in-house Sales team successfully consults and brokers off-market opportunities of all asset classes. We attribute our sales success to our intimate team’s proficiency in market analysis, in addition to tireless dedication and extensive experience from both sides of the table.

Throughout our history, PCR has built a successful track record of consistently achieving an average, post-promote, 20%+ IRR investment return to investors.

Premium Capital Resources has consulted and invested in over 200 properties, generating more than $3 billion in transactions since its inception, with more than 1 million square feet under management.

As such, our acquisition process is highly selective — by narrowing down projects that fit our firm's specific criteria and demands, we acquire on average one out of every 50 properties that we review.

Michael Herman

CEO

Michael Herman is a visionary: he recognizes the potential in each deal and turns undervalued properties into profitable enterprises.  

Mr. Herman started his career as an advisor for structured financing and equity placements and has successfully advised on over $3 billion in most complex transactions throughout the US and Europe.

As Premium Capital Resources quickly expanded, Mr. Herman engaged institutional partners both in the United States and overseas to enable further growth. Over the course of his career, Mr. Herman has purchased over $300 million in real estate and continues to expand and diversify the company’s portfolios.  

As PCR’s CEO, Mr. Herman has been successful in developing important real estate opportunities based on the significant real estate relationships and network which he first generated back when he was an equity/debt broker and which he has expanded at PCR. Signature achievements include the $240 million equity placement into the American Copper Buildings in the Murray Hill neighborhood of Manhattan in New York City, developed by JDS Development and Largo.

Under the leadership of Mr. Herman, PCR has demonstrated itself to be strategic, smart and flexible, with a strong track record for identifying and optimizing underutilized assets. An accomplished boutique real estate investment, operating and advisory company, the PCR portfolio encompasses the ownership, development and management of Class-A office, multi-family residential condominiums and rentals, hospitality and industrial properties in key markets including New York, New Jersey, Massachusetts, and Florida.

Mr. Herman is an active member in his community and an ardent supporter of many charities and committees.

Lazer Herman

Vice President

Lazer, a licensed real estate broker, entered the real estate industry bringing with him the value of relationships, communication and business practices.

Experienced with the process from marketing to closing, Lazer’s guidance is driven by proper analysis, experience, and best practice. Whatever the objectives are, Lazer’s experience and process helps PCR reach whatever goals are needed, whether it is selling a property for maximum value in the shortest time possible and/or finding the perfect property for PCR or outside clients.

Lazer has been involved in many transactions since he joined PCR Team. He has proven to be hard-working and dedicated to PCR and his clientele in that time.

Josh Bernholtz

Managing Director

Josh Bernholtz joined Premium Capital Resources in 2018 and heads the Acquisitions, Operations, Finance and Asset Management. He utilizes his broad industry network and extensive experience to develop and implement portfolio and asset strategies for the company. He also oversees all legal, tax, insurance, development, and financing matters. Mr. Bernholtz has over 9 years of nationwide & international experience in finance and asset management. Josh, originally from Europe, moved to NY in 2016 and headed the asset management and financial reporting to lenders/investors of a portfolio of over 1,000 units for a family office in NY. Prior to that, he worked for 5 years for Y&Y Management, a boutique successful real estate holding and management firm based in London, where he was responsible to asset manage a large portfolio, drafting/negotiating contract agreements, managing the renovations & financial reporting and overseeing all leasing activities for YY’s billion dollar multifamily rental portfolio. Mr. Bernholtz holds a Bachelor of Talmudic Law & Philosophy degree from Hebron Yeshiva College in Jerusalem and an LLB (Hons) Law degree from City University London.

Martin H. Gelber

Real Estate Counsel

Mr. Gelber handles a wide range of practice areas, including commercial real estate purchasing and leasing, real estate financing and corporate law, specializing in business acquisition, financing and ongoing corporate representation. Mr. Gelber gained invaluable experience at the law firms of Feit & Ahrens, a premier leveraged buyout firm, and Stroock & Stroock & Lavan, where he was an associate in the mergers and acquisitions group. Mr. Gelber’s expertise also extends to drafting employment, consulting, loan, security, subordination, pledge, intercreditor, joint venture, shareholder, operating and partnership agreements. He has crafted contracts ranging from HMO-Provider agreements and satellite licensing to manufacturing, licensing and distribution agreements. A graduate of Yeshiva University with highest honors, Mr. Gelber graduated with honors from New York University School of Law, where he was associate editor of the Review of Law and Social Change. Mr. Gelber is the recipient of the American Judicature Society Award for Academic Excellence and the American Jurisprudence Award for Excellence in Contracts.

Fraidy Joseph

Senior Office Manager

Fraidy Joseph manages the day to day business activity and operations of the office and ensures the office is properly maintained and prepared for business partner meetings. Ms. Joseph has over 5 years’ experience in customer service relations and office management.

Sean Cannaday

Acquisitions Due Diligence Consultant

Sean Cannaday, MAI, has been providing real estate underwriting, due diligence, valuation, and other asset advisory services for over 30 years to private, corporate, institutional, and government clients including major investment banks, finance companies, debt funds, private equity firms, developers, REITS, retirement funds, government agencies, and other property owners/investors. Sean has provided services related to almost all property types including office, retail, multi-family residential, industrial, resort/hotel, casino, self-storage, cold-storage, manufactured housing, land developments, nursing homes/assisted living, and mixed-use developments.

Judith Lifshitz

Head of Marketing

Ms. Lifshitz joined Premium Capital Resources in 2020, and since then, oversees the marketing and communication efforts of the company, including client relations, social media, and marketing presentations.
