Premium Capital Resources was able to acquire this cold storage industrial facility for $18,770,000 / $80PSF which was way below replacement cost. The seller leased back 30% of the space and, within 6 months, we successfully managed to lease up the remaining vacant space to UNFI, a nationally traded company. We then refinanced the asset and managed to cash out our investor’s entire equity within the first 8 months. After 16 months we sold the asset to an institutional buyer for $30,500,000 / $130 PSF resulting in lucrative returns to us and our investors.
